Southern Lapeer County: The Quiet Epicenter of Elevated Relocation

by Leila Modetz

Southern Lapeer County has become one of the most interesting relocation stories in southeast Michigan. Just over the Oakland County line, it offers rolling acreage, equestrian properties, and genuine privacy, while keeping Oxford, Lake Orion, and the rest of northern Oakland County close by. Here is a closer look at why buyers are choosing Southern Lapeer County and what to know before you move.

Where Southern Lapeer County Is

Lapeer County sits directly north of Oakland County and had about 88,600 residents in the 2020 Census. Its county seat is the City of Lapeer. When buyers talk about "Southern Lapeer County," they usually mean the townships along the Oakland County line, including Hadley, Metamora, Dryden, and Almont, plus nearby Attica Township. M-24 runs north through the western part of the county from Oxford toward Lapeer, I-69 crosses the county east to west, and M-53 serves the eastern side.

Hunt Country: The Equestrian Heart of the Area

Metamora is often called Michigan's hunt country. The Metamora Hunt has practiced fox hunting here for generations; its kennels and staff quarters on Barber Road date to 1929. Its hunt country covers rolling, wooded hills crossed by the south branch of the Flint River in Metamora and Dryden Townships, extending into Oxford and Addison Townships in Oakland County.

That heritage shapes the real estate. Large parcels, horse farms, barns, and riding trails are part of the landscape, and the area has long attracted horse lovers and buyers who want room for animals, gardens, and outbuildings.

Small Villages and Community Traditions

The Village of Metamora is a classic small village anchored by landmarks like the White Horse Inn. Metamora Township was established in 1838, and its name comes from a Native American term meaning "among the hills." Community traditions include the late-summer Metamora Country Days and Hot Air Balloon Festival, summer music at Harmer Park, weekly car cruises, and a December Wassailing Parade.

Outdoor Life

  • Polly Ann Trail. The Lapeer County section runs about 20 miles north from the Oakland County line through Dryden Township, the Village of Dryden, and Imlay City toward North Branch. Its rougher, less-developed northern sections are especially good for horseback riding, mountain biking, and hiking.
  • Seven Ponds Nature Center. A nearly 500-acre nature sanctuary in Dryden, established in 1967, with woods, prairie, wetlands, and lakes, plus environmental education programs for families and schools.
  • Open land. Metamora Township alone covers about 35 square miles with fewer than 4,400 residents (2020 Census), which gives you a sense of how much space there is.

Schools

School districts here follow township and parcel lines, not just mailing addresses. In Metamora Township, for example, most of the township is in Lapeer Community Schools, with portions in Dryden Community Schools and Oxford Community Schools. Neighboring townships are served by districts such as Almont and Imlay City. I confirm the district for every property, because it can change from one road to the next.

Practical Things to Know Before You Buy

  • Internet and cell service vary by road. If you work from home, we verify providers for the specific address.
  • Well and septic are common on rural parcels, so inspections should include them. See my home inspection guide for buyers.
  • Zoning for horses and outbuildings depends on the township and parcel. Confirm it before you buy if animals or a barn are part of the plan.
  • Mailing addresses can be misleading. Some southern Metamora Township properties use an Oxford ZIP code (48371).
