Oakland Township, MI Housing Market Update: Fall 2026

by Leila Modetz

The Oakland Township, Michigan housing market has more homes for sale and somewhat lower median prices than a year ago, but homes that are priced right are still selling quickly and close to asking price. Through September 2026, the median residential sale price in Oakland Township was $713,750, down 8.8% from the same period of 2025, while closed sales rose 12.1%, according to Realcomp MLS data.

What is the median home price in Oakland Township, MI?

Realcomp's Local Market Update for Oakland Township (data current as of October 7, 2026) shows these residential figures:

  • Year to date through September 2026: median sale price of $713,750, compared with $782,500 for the same period of 2025 (down 8.8%). The average sale price was $802,309, down 8.3%.
  • September 2026 alone: median sale price of $575,000, compared with $752,000 in September 2025.

A word of caution on that monthly number. Only 13 homes closed in September in each of the two years, and Realcomp notes that percent changes can look extreme with small samples. A handful of sales can move the monthly median a lot. The year-to-date figures, based on 148 closed sales, give a steadier picture. Prices in these reports also do not account for seller concessions.

For context, the Oakland County median residential sale price was $410,000 in September 2026, up 2.5% from a year earlier. Oakland Township's prices sit well above the county as a whole.

How fast are homes selling in Oakland Township?

Homes that sold went under contract quickly. Days on market until sale were 16 in September 2026, down from 41 a year earlier. Year to date, days on market until sale were 27, down from 35 in 2025.

Sellers also got close to full price. Homes sold for 100.8% of list price in September and 100.7% of list price year to date, compared with 99.6% for the same period of 2025. In other words, well-priced homes are still drawing strong offers, even with more competition from other listings.

Is Oakland Township a buyer's or seller's market right now?

It's moving toward balance. The biggest change this year is supply:

  • New listings: 270 year to date, up 46.7% from 184 in 2025
  • Homes for sale: 68 at the end of September, up from 44 a year earlier
  • Months of supply: 4.3, up from 3.0
  • Pending sales: 155 year to date, up 19.2%

Months of supply measures how long current inventory would last at the current pace of sales. At 4.3 months, buyers in Oakland Township have more choices and more room to negotiate than they did a year ago, especially on homes that have been on the market a while. Countywide, Oakland County had 2.9 months of supply in September, so the township has more inventory relative to sales than the county overall.

For condos, the market is tighter. Oakland Township had 4 condos for sale at the end of September and 1.6 months of supply. The year-to-date condo median was $305,000, nearly flat from $308,500 in 2025.

What does this market mean for buyers?

More inventory means more choice, and at this price point that matters. A few points to keep in mind:

  • Look at days on market. Fresh, well-priced listings are still selling fast and near asking. Homes that have sat longer are where negotiating room usually is.
  • Inspect well and septic. Many acreage homes in the area are on a private well and septic system. Oakland County does not require a septic inspection to sell a home, so it is on the buyer's realtor to inform you and arrange one. Leila Modetz, an eXp Realty realtor based in Oxford, does not advise buying a home on septic without a thorough inspection of the field and tank and a stress test.
  • Check the school district by address. Rochester Community Schools, Lake Orion Community Schools and Romeo Community Schools all serve parts of the township, and boundaries don't follow the township line.

What does this market mean for sellers?

Sellers face more competition than last year, so pricing and presentation matter more. Homes that come on the market priced in line with recent sales are still selling in a few weeks and close to list price. Overpricing in a market with 4.3 months of supply risks sitting while buyers tour newer listings.

Oakland Township's setting is a big part of what buyers pay for.
