Luxury Equestrian Estate for Sale: 4480 Gardner Rd, Metamora

by Leila Modetz

Nestled in the heart of Metamora Hunt country, 4480 Gardner Rd, Metamora blended luxury, comfort and equestrian function on a private estate with sweeping views of the Metamora countryside. I was proud to list this property, and it has since sold. I'm keeping this tour online because it's one of the best examples I know of what a well-run horse property in Metamora Township looks like, and because so many buyers and sellers ask me what makes this area special.

The Home at a Glance

This updated 4-bedroom, 4.5-bathroom residence was built for country living without giving up modern comfort:

  • Three-car heated attached garage and a finished walkout basement
  • Inground heated saltwater pool overlooking rolling hills
  • Four natural wood fireplaces and two wood-burning stoves
  • Architectural composite roof with a 50-year transferable warranty and Hardie Board siding
  • Natural gas, high-speed internet, a newer septic field and well, and a whole-house Cummins generator
  • A Dillman and Upton kitchen with Subzero and Wolf appliances, Fisher & Paykel two-drawer dishwashers, granite counters, a black walnut island and two walk-in pantries

The Equestrian Setup

What set this estate apart was a turnkey equestrian layout:

  • 54x40 horse barn with three stalls, a heated tack room and a heated feed room, both with hot and cold water
  • Regulation-size outdoor riding arena with a limestone base and sand footing
  • Approximately 4 acres of 3-board Proulx fencing and four interconnecting paddocks
  • 54x40 workshop built in 2008 with 3-phase electric, heat, air conditioning and a full bath, plus a separate equipment barn
  • An electronic front gate for privacy

If you're shopping for horse property, use this list as a checklist. Footing, fencing, water in the barn and power to the outbuildings are the details I look at first on every acreage showing.

Where It Sits: Metamora Township, Lapeer County

Metamora Township is a rural township in southern Lapeer County, formed in 1838 and covering about 35 square miles. It surrounds the small village of Metamora and borders the village of Oxford in Oakland County to the south, so you get open country with Oxford's shops and services close by. Want to compare the two? Read my guide to buying acreage and horse property in Oxford.

Metamora Hunt Country

Gardner Road runs through the heart of the Metamora Hunt's country. According to the hunt's own history, its land covers about 15 square miles across Metamora and Dryden Townships in Lapeer County and Oxford and Addison Townships in Oakland County. That land is rolling, wooded hills with the south branch of the Flint River winding through. The hunt's kennels were built on Barber Road in 1929 and are still there today. That long equestrian tradition is a big reason barns, arenas and board fencing are such a familiar sight on the roads out here.

The Village of Metamora

The village center is the Metamora Crossroads Historic District, listed on the National Register of Historic Places in 1984. It's centered on Oak and High Streets, and most of its buildings date from 1850 to 1910. Landmarks include the White Horse Inn restaurant, in a building that dates to 1850, and the 1888 Metamora Township Hall and Opera House.

Parks and Trails Nearby

Just west of the township, the Metamora-Hadley Recreation Area is a 723-acre state park around 80-acre Lake Minnewanna. It has a six-mile nature trail, a beach with boat rentals, picnic areas and two campgrounds. It's an easy spot for a summer afternoon on the water.

Schools

Most of Metamora Township is in Lapeer Community Schools. Parts of it are served by Dryden Community Schools and Oxford Community Schools. School districts vary by address, so I confirm the assigned district for every property we look at.
